The Head of Environment and Planning submitted a report (HEP/08/18) for Members’ consideration of planning applications and attention was drawn to his Addendum Report where relevant.

Application Code No. P/2017/0527 – Outline application (with all matters reserved apart from access) for roadside services incorporating a petrol filling station with ancillary kiosk and associated car parking and works on land West of Wrexham Golf Club, Holt Road, Llanypwll, Wrexham.

 

Sue Steer (representing Wrexham Golf Club) spoke against the application.

Ryan Grant (agent) spoke in support of the application.

 

RESOLVED – That a SITE VISIT be arranged for Members of the Committee to view the application site prior to determination of the application by the Committee.

 

Reason for Visit: To consider the impact of the access arrangements and highway safety.

Application Code No. P/2017/1054 – Application for approval of Reserved Matters pursuant to Outline Planning Permission (P/2014/0905 – Access, appearance, landscaping, layout and scale for the erection of 362 dwellings on all Phases, including 25% Affordable Housing, Public Open Space, play facilities, associated works including surface water attenuation basins and the erection of two sub-stations on land at Home Farm, Gresford Road, Llay, Wrexham.   

 

Dennis Owen (representing Gresford Road Action Group and Llay Community Council) spoke against the application.

RESOLVED – That a SITE VISIT be arranged for Members of the Committee to view the application site prior to determination of the application by the Committee.

 

Reason for Visit: To consider the loss of the stone wall and oak tree and pedestrian routes from the site.

RESOLVED – That permission be REFUSED in accordance with the recommendation of the Head of Environment and Planning as set out in report HEP/08/18.

Application Code No. P/2017/0951 – Demolition of existing workshop and application for Outline Planning Permission to erect 1 No. detached dwelling (with all matters reserved) at 1 Cae Pentre, Singrett Hill, Llay, Wrexham.

 

Stuart Hatherall (agent) spoke in support of the application.

 

One of the Local Members (Councillor Robert Walsh) commented that the site was within the existing curtilage of No. 1 Cae Pentre and had previously been used as an operational storage base for HGV vehicles.  In his opinion the proposed development would not have an adverse impact on the protection of the Green Barrier at this location and he requested that Members view the site prior to determining the planning application.
