Reason

The frequency of gunshots at the proposed rifle firing range in terms of noise and sudden impact would be a constant source of irritation and disturbance to neighbouring noise sensitive properties, detrimental to their amenity. To allow the proposed development would be contrary to Wrexham Unitary Development Plan policy GDP1 (f)

The proposed development has the potential to increase traffic through a substandard vehicular access. Visibility in the easterly direction is impeded and falls significantly short of the prescribed standards set out in Welsh government TAN 18.
